Alder & Oak Design / Build Studio
How We Work

A design-build journey engineered so the price never surprises you.

Five clear stages, one team, one contract. You always know what's happening this week, what's coming next, and exactly what it costs, because we itemize every allowance before demolition, not after.

The Five Stages

From first sketch to final coat of paint.

Design and construction stay under one roof, so the person who draws your renovation is the person accountable for building it. Here is exactly how it goes.

01
Discovery Consult

A free in-home consultation

We visit, measure, and (mostly) listen. You walk us through what isn't working and what you're dreaming about, and we give you an honest read on scope and a realistic budget range before you've spent a dollar.

  • On-site measure and existing-conditions review
  • Honest feasibility and budget-range conversation
  • No obligation: if we're not the right fit, we'll say so
02
Fixed-Price Design Proposal

A design you can see, and a price that holds

We develop your renovation into photoreal 3D renders and a buildable drawing set, then attach a single fixed price with every allowance (tile, counters, fixtures, hardware) itemized to the dollar. You approve the design and the number together, in writing, before anything is ordered.

  • Photoreal 3D renders of the finished space
  • Every allowance written down, no vague line items
  • One fixed price you sign before demolition
03
Permits & Selections

We handle the paperwork; you choose the finishes

Our team pulls permits, coordinates engineering, and books trades, while you make your final selections against your written allowances in our showroom. See the quartz, hold the oak, feel the brass. Nothing is a surprise later because you chose it now.

  • Permits, drawings and engineering coordinated for you
  • Guided material selections against your allowances
  • Materials ordered and staged before we start on-site
04
Build

One project manager, a clean site, weekly updates

Construction runs on the milestone schedule you were handed at signing. One dedicated project manager owns your build: one phone number, one person who knows your job. Zip-wall dust barriers, HEPA filtration and protected walkways keep your home livable while we work in it.

  • A single dedicated project manager, start to finish
  • Documented HEPA clean-site protocol, tidied daily
  • Weekly progress updates against the written schedule
05
Reveal & Warranty

Delivered on the signed price, and stood behind

We walk the finished space together, close out every last deficiency, and hand you a home delivered on the price you signed. Then we back it: a written workmanship warranty plus Tarion coverage, and a studio that still answers the phone long after the final coat is dry.

  • Joint final walkthrough and deficiency close-out
  • Written workmanship warranty & Tarion coverage
  • A real person to call if anything ever needs us

The number you sign is the number you pay.

Seventy-plus percent of renovations blow past their original budget, dragged there by “surprise” change orders. Ours don't. If the scope doesn't change, the price doesn't change, and if you ever choose a change, you'll see its price in writing and approve it before any work happens. Never an ambush at the end.
